The Cohasset Affordable Housing Trust held a brief but decisive meeting on December 10, 2025, with the primary focus on a potential financial incentive for the property at 1 Pleasant Street. The Trust ultimately decided to hold off on any funding commitment after learning the building, which is being converted from condominiums back to rental apartments, is also for sale.

Paul Kierce of the Affordable Housing Steering Committee updated the Trust, explaining he had suggested the current owner's attorney apply for funds to offset the costs of filing with the state, a practice the Trust has offered to other local developers. "I asked him to put some things together because it is something that we did for other property owners in town," Kierce stated. The news that the owner is also selling the property, however, gave the board pause. Member Rob Henry voiced strong reservations, asking, "The building is up for sale. So, why would we want to reimburse them until we find out if there's going to be a new owner?"

The board weighed the goal of ensuring the 14 units are added to the town's affordable housing inventory against the unusual circumstance of a pending sale. Chair Cindy Mat explained the precedent for such funding, noting, "Part of that is maintaining equity with other owners, builders in the town." However, the consensus leaned toward caution. Member Ted Carr was firmly opposed to funding the current owner, calling the idea "really foolhardy," while Paul Grady questioned the legality of the scenario, asking, "Are we legally allowed to, you know, to compensate folks in that situation?" The board, including member Jean Pes, agreed to wait for the property's ownership situation to resolve before considering any request for funds.

In other business, Kierce noted the Steering Committee is reviewing a list of town-owned properties for potential development, including a 12-14 acre parcel behind Deer Hill. The Trust also deferred agenda items concerning 39 Mill Lane and 40R developments until its January meeting. Before closing, the Trust handled administrative tasks.
